Running list of the most asked questions from the sales team.

  • Do we install dining room light fixtures?
    • No

  • What's the deal with the exterior posts on some elevations, and why can't we change exterior colors after the job digs?  
    • We can no longer allow any exterior changes (including color changes, unless the scheme remains the same) because of the posts we are now ordering for elevations. When a classic color scheme is selected, a pre-primed post is delivered; a stainable post is ordered when a modern scheme is selected. We will receive the wrong posts if we allow exterior scheme changes past the dig date.

  • Do our homes have ceiling fans? If yes, how many?
    • No ceiling fans in Series 1. 
    • There is 1 ceiling fan in the primary bedrooms when choosing Series 2 or 3.
  • Sconces go where on Elevations, Different Plans/ Elevations show it in different locations
    • There is not a rule that applied to every plan/elevation. It varies per plan and per elevation. Some elevations get coach lights and some get can soffit lights. Reference elevation renders for location and type.
  • If Elevation rendering does not show stone, do they still select? Do they still get?
    • If the elevation render does not show stone, that elevation does not get stone nor do they have an option of adding stone. The only current community that has a minimum stone requirement is Woodside Ridge and those elevations could have stone additions to meet requirements and the location and amount is determined by the architecture department.
    • The team is auditing KOVA to make sure the option only shows for those that are impacted.
  • Walkout Patio Size Verification- Is it still included in the Walkout package
    • Walkout = Downwall, Door, (2) Windows (always 4’ slider, height of window varies by height of down wall), deck and patio below (size per plan), stairs optional.

  • Daylight Package includes what? 4 x 4 Landing?
    • Daylight = Downwall, (2) windows (always 4’ slider, height of window varies by height of down wall), deck w/ stairs, 4x4 concrete landing.
  • Landscaping Package? Are there options? 
    • Homes come with the standard landscape package per city requirements. Buyers can not do landscape allowances or make changes to what's installed prior to closing. 
  • Is the actual Doorbell still standard? Or just wiring?
    • Yes, we still have doorbells
  • Need all ceiling heights confirmed
    • ‘Hue’/’Nest’ – 8’/8’/8’ – 8’ basement, 8’ main, 8’ upper
    • ‘Honey’/’Lifestyle’/ ‘Signature’ – 8’/9’/8’ – 8’ basement, 9’ main, 8’ upper
    • We no longer have vaults on 5.0 plans. All plans excluding the hue and nest series will have 9’ ceilings on the main level and 8’ ceilings on the upper levels. The Hue and nest series have 8’ ceilings on both main and upper level. One instance of a ceiling in the upper level is the Woodbridge in the Primary Bedroom. The foundation is 8’.   • Exterior Paint explained in detail, Different Elevations don't show areas for accents, Where does the accent color go? What color goes where?
    • Please reference the paint guides on the Info Base for each plan! 
  • What are the decks made of? 
    • They are pressure treated lumber with pressure treated stairs and rails. No composite options are available anymore.
  • Are we still doing move in gifts? 
    • Yes! Currently, the Project Managers should pick up gifts from Studio B ahead of their NHO. The gift is given to the buyer at the NHO. As a backup, the CM could deliver the gift if timing is an issue.
  • Insulation in 2 Story clarification in garages, sometimes in KOVA, sometimes ceiling upgrade is not? 
    • Some plans do not allow for insulating the attic above the garage because there is no attic above the garage. A ceiling with a finished area above it would always be floor insulated. 
    • Even on 2-story, if an option is listed in Kova, the buyer can select garage ceiling insulation, along with doors and walls. These are still 3 individual options in Kova. If the buyer chooses ceiling insulation, we would put ADDITIONAL insulation in that ceiling space. The second story would still have the same floor insulation. 
    • NOTE: As Summit Community Managers, we should always encourage buyers to insulate all three things: the ceiling, doors and walls. This will provide the best results. Choosing only one or two leaves a lot of space that's not insulated. 
  • 2 Stories with "Flex Rooms" or "Offices", what is the standard flooring? Can we add an option to upgrade the flooring?
    • Carpet is standard, but Kova has options on select plans to add upgraded flooring in flex rooms and hallways. Refer to Kova for options and pricing. 
  • Fireplace Framing Clarification, what exactly is it supposed to look like
    • Appx. 6 feet wide and 6 in bump out, floor to ceiling. No cladding (tile, stone, lap, etc.) and no mantle.

  • Lower Level additional bedrooms in Ranches, not always showing the option to add in KOVA?
    • Only 3 current plans offer an optional 2nd lower level bedroom. See basement pricing sheet.
  • What is the price per square foot for lower level finish for Summit currently?
    • Estimating just created a new sheet showing the lower level cost per plan. We no longer do a price per square foot, but rather, the cost is based BY plan. The sheet of those prices is on the Info Base alongside all the other base pricing. The pricing shown on that sheet is for new builds; it could differ if someone asks about adding a LL after construction has started.
  • What Is the locations for low voltage, what is the standard low voltage items now?
    • There’s no phone, data, internet etc. The electrician will wire low voltage for doorbell, and for future garage opener.
  • Garage Door Pricing is VERY high and not getting customers to add it, is the $1300 per door accurate?
    • Price is accurate.
  • Need Photos of the Fridge Upgrade and Washer and Dryer, customers not adding because they have no information on what they are adding?

  • Egress windows in the lower-level, how many are there?
    • An egress window for each optional bedroom is standard, regardless of the lower-level finish option being added. This allows the buyer to add these bedrooms later if they don't choose to finish the lower-level during the build. See the marketing plan images to know how many egress windows come standard on the plan. The black lines of the plan show the standard walls and windows. Any colored lines show windows, walls, and doors, depending on the lot type.
  • Are different garage doors and front doors part of the elevation price?
    • No, all elevations come with the standard front door and garage door. The buyer would need to choose those upgrade options during contract and will see the price associated with each.
