Sending Buyers to Other Communities to View Homes

If you have a buyer who wants to walk a floor plan in another community, you can NOT give them the address and have them go look by themselves. There are too many risks for the builder and the potential buyers, and the homes may not always be accessible. In addition, we want the buyer to have the best experience and leave the showing ready to write a contract. We lose that opportunity if they go without a CM and tour a home that was not "show ready." 

Here are the options going forward:

  1. If the home is within 20 min of your community AND it's not a weekend day, you may leave your community briefly to show the home (put a sign on your door).
  2. If the home is farther than 20 min from your community OR it's a weekend day, you have two options:
    1. Call (or text) that community's CM and ask if they can do a quick showing of that floor plan when the buyer would like to see it.
    2. Schedule the showing with the buyer outside of your community hours (or during a weekday, if possible).

We need to be in our communities during the posted open hours for potential walk-ins, but leaving your community for a quick showing within a reasonable distance is acceptable as needed.
