Model Home Guidelines: Community Manager's Responsibilities

Morning Responsibilities - Retail Space

  • Turn on all lights
  • Turn on TV – play music or a lighthearted tv show/movie
  • Check temperature setting on sales center heating/cooling – keep at comfortable level
  • Open blinds on sales center doors and windows (Can adjust seasonally to keep sales center temperature comfortable.)
  • Check collateral – correct and stocked?
  • Has trash been taken out?
  • Wipe down counters if dirty
  • Put up open signs
  • Take down Utour sign
  • Declutter – make sure it doesn’t look messy!

Morning Responsibilities - Homes

  • Open all model homes and spec homes
  • Turn on all lights
  • Put critical eye on each home:
  • Straighten chairs and furnishings
  • Pick up any trash
  • Put up open house pointer signs
  • Any light bulbs out, damage to the home that needs to be reported
  • Check signage as you enter the community – alert marketing of any issues

Evening Responsibilities - Retail Spacec

  • Submit your traffic report for the day
  • Send any collateral updates needed to RET
  • Take out trash
  • Straighten up any papers/marketing collateral
  • Reset design boards and samples
  • Make sure all patio doors and windows are locked
  • Close blinds on sales center doors/windows
  • Turn off all lights
  • Take down any open signs
  • Put up the Utour sign

Evening Responsibilities - Homes 

  • Turn off lights
  • Make sure all patio doors and windows are locked
  • Lock doors
  • Dispose of any trash left in models or specs
  • Remove open house pointer signs
  • Check signage as you leave the community – alert marketing of any issues

Daily Responsibilities 

  • Alert marketing of any price changes/website edits
  • Alert RET of any changes needed on MLS
  • Alert RET of any updates needed to plat map
  • Do we need to have the models or sales center cleaned before the next scheduled cleaning?
  • Do you need to purchase more water or snacks?
  • Have you submitted your traffic report?
  • Have you updated your prospects in Hubspot?
  • Alert marketing of any signage issues or needs

Weekly Responsibilities 

  • Check  our website for updates
  • Check your community on Zillow – all correct?
  • Drive community and confirm overall cleanliness - landscaping, mowing, dirt piles and jobsites. Work with your Community Builder to fix any issues.

  • Treat the sales center as your home - we always want it to look amazing.
  • You are the eyes and ears of the community – if you see something that doesn’t align with our guidelines, get in touch with the appropriate team member to assist.
