Listing a New Home

Inventory Homes (specs) will be released once the home has been permitted. By listing right before digging, the Community Manager has the extra time to convert the spec home to a build/sale.


Goal:
All inventory homes will sell before the home shows on the aging inventory list of 30+ days.


New Inventory Releases

  • Summit Sales Leadership will alert marketing and community manager of the new listing
  • Marketing will immediately list the home on summithomeskc.com
  • The Community Manager has 24 hours to get the home listed in MLS.
  • Once listed, the Community Manager will send the Sales Specialist the MLS number and link to the listing to review; assets needed for the listing can be found on Dropbox
  • Once input in MLS is complete, check for accuracy and add all available supplements.
  • Notify The Rob Ellerman Team to add the new home to your Current Inventory collateral as well as the RN Website.


Listing a Home in MLS

You will be responsible for all homes listed in MLS. This includes, but not limited to:

  • Correct Pricing
  • Correct Supplements
  • Correct Bedrooms / Square footages / Bathrooms
  • Correct days to completion
  • Quality Photos uploaded
  • Map pin location is accurate to property address
  • Clear directions to the community

Listing should be complete with intriguing remarks and room dimensions. Refer to the Summit Listing Checklist for more details. If it’s a MODEL HOME, not for Sale, price should be BASE + LOT only. Make sure that is mentioned in remarks.

 

MLS Supplements Could Include:

  • Summit Contract—be sure it is the most current
  • 2/10 Structural Warranty
  • NAHB Residential Warranty
  • Pricing Sheet for specific Listing (If you upload, you are expected to update it as prices can change frequently!)

Photos

Every listing should have floor plan renderings and front elevation renderings. Summit may be able to provide furnished model photos—if using Model photos, mention in the remarks, “Photos are of a previously furnished model home, not actual home.”

As the home progresses, upload photos. We know construction is messy, but do not have dumpsters or trash in your photos. Do not have photos of trades in the shot.

The basic guidelines for photos are as follows:

  • At 100%, contact Juke Media to schedule a time for your house to be professionally shot.
  • When photos are sent to you, make sure marketing was included. If not, forward the photos to them for uploading to the Summit channels.
  • Prior to 100%, use model photos for the floor plan found in Dropbox in the “Summit Model Gallery”. You will provide your own front elevation photo until home is at 100%. Use a rendering until sod is down.
