Part 3: Retail Space & Community Presence
Retail Space Standards
The retail/sales space is where our Community Managers interact with potential buyers. Think of this space as a retail storefront, not a model home.
Community Managers should consider the home they are working from as a retail space that is always 100% ready for potential buyer interactions. The home should not be considered a "this is the plan I am selling", but more of an ALL products selling center.
- All retail sales spaces will be wired for internet.
- If a sales center is moved from one home to another – the Summit HOA Manager must be contacted to have the internet moved on a timely basis.
- Large Screen TV is used for Digital Experience with your prospective buyers.
- Marketing Team approved and provided collateral are the ONLY items allowed to be displayed at any time. Do not stack, fan, or any other form of display any additional materials.
- If any additional collateral or signage is needed, it must be approved and provided by Summit Homes Marketing Team.
- The entire sales space is always clean, never cluttered and always welcoming
- Ensure weekly cleaning is scheduled.
- You are responsible for emptying trash receptacles.
- If a refrigerator is present, it is for guests: water, soft drinks, etc. If you bring a lunch, it must be removed at the end of the shift. No leftovers should remain in refrigerator more than one day.
- No scented wall fragrances unless provided by Marketing team
- One bathroom must be clean with a daily emptied trash receptacle, plenty of toilet paper, hand soap pump & Multi-fold paper towels.
- Design Package display standards
- All Series samples will be provided and set up by Product Team. If any sample or product is damaged at any time, report to team and replacement will be delivered.

Community Presentation Standards
- Community entrance should always be clean and debris-free – work with the Development Team on any challenges to this rule.
- Healthy plants, healthy trees, and NO weeds constitute a welcoming retail space. If these 3 items are not looking good, work with your community project manager and landscape company to ensure 100% compliance.
- Exterior cleanliness – porch is always free of dirt and debris, nothing is displayed that is not approved by Design Team, windows are clean, front door and garage are clean, and light bulbs are working. If spiders or bugs are finding a home on the exterior of your retail space – work with your community project manager to remove and exterminate.
- Marketing Team logo rugs are provided and must always be free of dirt.
Community Signage
Summit Homes will install and maintain the community signage. The Community Managers are responsible for reporting any sign damage, updates needed or suggestions for additional signage. Feedback can be emailed to marketing@summithomeskc.com or included in the Daily Traffic Report.
Community Signs include, but are not limited to:
- Sales Center sign for front yard
- Entry Signs
- Lifestyle signs
- Installed directionals
- Off-site signage (if applicable)
- Flags
Examples of Sign Issues to Report:
- Leaning, faded or damaged signs
- The message displayed no longer aligns with the community (pricing, coming soon, etc)
- Flags are torn or poles are leaning
Yard Signs/Real Estate Signs
For sale signs, riders, home occupied, and other real estate-specific signs are provided by The Rob Ellerman Team. The Community Managers are responsible for ordering and maintaining stock. Part of the community presentation includes the visibility and quality of real estate signs; when signs are damaged, they should be replaced ASAP.
Tips on Signage Exposure
- During construction, place signs near the main water line at the front of the home to prevent damage from construction traffic.
- Place SOLD riders immediately following a sale
- Place signs next to the driveway in front of homes nearing completion, perpendicular to the home
- Signs should stand straight and be firmly into the ground near the curb
- Clean signs periodically to remove any dirt, grass clippings, snow etc.
- You must notify Summit Marketing when a large sign needs to be relocated from a home.
Website Presence
It is important to audit the Summit website on a monthly basis to ensure everything is up-to-date. Please send detailed edits need to marketing@summithomeskc.com.
Make sure to review:
- Are all spec homes listed with the correct home, elevation, price and home details?
- Do the base prices shown match to what you're promoting?
- Do the plans offered match what you're promoting?
- Do any of your spec homes need photos?
- Is the plat map displaying the correct availability?
- Does the main community page display the correct information?
- Do I have new community photos I could provide to marketing?
- Should I have Juke Media capture additional community photos and video?
